Mortgage Protection Insurance in Austin

Mortgage protection insurance is life coverage built around one bill, the loan. Should you die with a balance still owed, the policy pays out so the people you leave behind are not stuck with it. We lay the policy types side by side, show what each costs and let you pick.

What Mortgage Protection Actually Is

It is a life insurance policy built to match your loan. The coverage amount sits near your balance, and the length runs about as long as your remaining payments. Should you die with the policy in force, the money is there so the debt does not fall on the people who count on you.

How the policy is put together makes a real difference. Decreasing term coverage drops a little each year along with your balance, which keeps the premium lower. Level term coverage holds the same amount from start to finish, so even in the final years your family receives the whole sum and can put any extra toward other costs. Some policies also carry a rider that covers a few months of payments if you are disabled or laid off.

We explain each piece and what you give up or gain with it. The choice is yours.

What Our Help Covers

Numbers from your mortgage statement

We begin with what you owe, your interest rate and how many years remain. That way the coverage fits the loan you really have.

Two policy types compared

You see decreasing and level term on one sheet, each with its monthly premium. It is easy to tell what the lower price leaves out and what the higher one adds.

Plain talk on riders

Disability, job loss, return of premium and living benefits riders each raise the cost. We point out the ones that make sense for you and the ones that are not worth the money.

Getting the beneficiary right

Naming your spouse or kids works differently than naming a lender. We go over both and help you fill out the forms so the money lands with the right people.

Support during underwriting

Our agent is with you for the health questions or the exam. If something in your history could affect the rate, we say so up front.

Signs This Coverage Is Worth a Look

  • One paycheck pays the mortgage

When the loan rides on a single income, losing that income would hit your family fast.

  • A new loan or a refinance

Right after closing you know the exact balance and term. You are also as young as you will ever be, which helps the rate.

  • A stack of offers in the mail

New borrowers get flooded with mortgage protection pitches. Compare any of them against a simple term life policy before signing.

  • Your only coverage comes from work

Employer life insurance is usually tied to that job. Change jobs or get let go and it tends to stop, and the amount is often short of the loan anyway.

  • Both of you signed the loan

If neither of you could carry the payment alone, covering both makes sense. That can be two separate policies or one joint policy.

How It Works, Start to Finish

  1. 1

    Start with a call

You call and we ask about the loan, what you earn and who relies on you. It is a short talk, and nobody pushes you to buy.

  2. 2

    See your choices

We put together a few options with actual premiums. Most often that is one decreasing policy, one level policy and one with a rider you might want. We show what changes from one to the next.

  3. 3

    Fill out the application

After you choose, we complete the application together. Based on your age, health and the amount, you may only answer health questions, or you may book a brief medical exam.

  4. 4

    Review the final policy

Once the carrier says yes, we read through the policy with you before you sign off. You confirm the amount, the length and who the beneficiary is.

What Moves the Price

The premium reflects how much the carrier could pay out and for how many years. We can't name a figure until we know your details. We can explain what raises it and what lowers it, and getting your quote by phone takes one short conversation.

Age and health
The younger and healthier you are, the less you pay. Using tobacco is one of the biggest single things that raises the price.
What you owe and for how long
Covering a large balance costs more than a small one. Stretching coverage over 30 years costs more than 15.
Decreasing or level
Decreasing coverage is usually cheaper since the amount shrinks over time. Level coverage costs more and keeps its full amount until the end.
Added riders
Every rider adds to the premium. Return of premium can add a lot, so we compare it with just buying a lower-cost term life policy.
Covering one or both borrowers
Insuring two people costs more than insuring one. A joint policy is sometimes cheaper than two separate ones, and we can price both ways.

Mortgage Protection Questions

Something not covered here? (512) 881-6874

Is this the same as PMI?

No. PMI, short for private mortgage insurance, is there for the lender's benefit in case a borrower falls behind, and it never sends a dollar to your family. Mortgage protection insurance is a life policy, and it exists for the people who rely on you.

Does the money go to the bank or to my family?

It depends on the policy. Some policies sold through lenders pay the lender directly. With a term life policy, your family is the beneficiary, and they choose what to do: clear the loan, keep up the monthly payments or spend it on something more pressing.

What happens if I refinance or sell?

A policy you own belongs to you, not to the loan. If you sell, you can keep it, reduce it or drop it. If a refinance starts your loan term over and you have decreasing coverage, the two may no longer line up, so give us a call to check.

Do I need a medical exam?

Not always. Many carriers offer policies that only ask health questions, especially for smaller amounts. Taking an exam can sometimes lower your rate, and we will tell you which way fits you.

Should I just buy regular term life instead?

Sometimes that is the smarter choice. A level term life policy often costs close to the same and leaves your family more options. We will price both so you can compare, and our Term Life Insurance page explains that option further.
